This traditional JCT project involved demolishing an office building to construct six flats with a mixed-use scheme. GPS groundworks facilitated basement excavation in this restricted site, sandwiched between residential properties. Concrete frame construction for the building required precise pouring to accommodate the exposed ceilings. Pumped drainage managed foul and stormwater, while protective measures were taken to preserve existing trees. Features included lifts, circular staircases, and MVHR systems, with high-end finishes throughout. Resident liaison officers addressed concerns, including groundwater issues and neighbour interactions, these were managed carefully by us to ensure a smooth build process and collaboration with the local residents. Challenges included unexpected drainage diversions, winter weather considerations, and specialist foundation requirements. The project also incorporated a nursery and courtyard, with underpinned retaining walls and a tower crane which enabled efficiency on our programme.
